HomeMy WebLinkAboutOrdinances_1829_CCv0001.pdf ORDINANCE NO. 1829 AN ORDINANCE OF THE CITY OF REDLANDS AMENDING ORDINANCE NO. 1000 TO PERMIT CERTAIN BENEFITS TO BE GRANTED BY DENSITY BONUS AGREEMENT THE CITY COUNCIL OF THE CITY OF REDLANDS does ordain: SECTION ONE: That Section 19 . 84 of Ordinance No. 1000 be hereby amended as follows : SECTION 19 .84 : PROPERTY DEVELOPMENT STANDARDS The following property development standards shall apply to all lands and buildings in the R-2-2000 zone: A. LOT AREA Each lot shall have a minimum area of twelve thousand (12 ,000) square feet. B . LOT DIMENSIONS 1 . Each lot shall have a minimum width of one hundred (100) feet . 2 . Each lot shall have a minimum depth of one hundred twenty (120) feet. C. POPULATION DENSITY For one and two story projects the maximum density shall be two thousand five hundred (2 , 500) square feet of lot area per dwelling unit . The requirements of this sub- section may be modified by the City Council in a Density Bonus Agreement entered into pursuant to California Government Code Section 65915 et seq. For three story or more projects the maximum density shall be two thousand (2 , 000) square feet of lot area per dwelling unit. . . . . . I . INTERIOR YARDS AND COURTS FOR GROUPED DWELLINGS For purposes of this part , the front of a building shall be considered the side containing the main entryway. (This provision may result in buildings with multiple front yards . ) ,was 1 . Where there is more than one main building on a lot or building site, or where a building is constructed about a court, each building or wing shall have the following yards: Front Side Rear For one story buildings 25 ' 15 ' 20 ' For two story buildings 30 ' 15 ' 20 ' For buildings having more than two stories , each front, side, and rear yard shall be increased five (5) feet for each story above the second story. For buildings having offset surfaces, each yard standard may be reduced up to five (5) feet provided the average required space between buildings is maintained. The requirements of this subsection may be modified by the City Council in a Density Bonus Agreement entered into pursuant to California Government Code Section 65915 et seq. SECTION TWO: That Section 39 . 20 of Ordinance No. 1000 be hereby amended as follows : SECTION 39. 20 : PARKING SPACE REQUIREMENTS The number of off-street parking spaces required shall be not less than that set forth in this section. A. SINGLE FAMILY RESIDENTIAL DWELLINGS 1 . In the A-1 , A-2 , R-A, R-E, R-S, R-1 , and R-1-D districts, there shall be not less than two (2) covered parking spaces in a garage or carport for every dwelling unit. 2 . A lot of record less than fifty (50) feet in width may provide only one (1) parking space in a garage or carport; however, a single family dwelling unit containing more than two (2) bedrooms shall provide two (2) covered parking spaces regardless of lot width. Ordinance No. 1829 - Page two B. MULTIPLE FAMILY RESIDENTIAL DWELLINGS 1 . Multiple residential projects shall have a minimum of the following number of covered parking spaces : No bedroom and one bedroom units . . . . . . I Two bedroom units . . . . . . . . . . . . . 1-1/2 Three or more bedroom units . . . . . . . . 2 2 . Individually owned dwelling units such as within condominium or cooperative multiple family residential projects shall have a minimum of two (2) covered parking spaces per dwelling unit. The requirements of this subsection may be modified by the City Council in a Density Bonus Agreement entered into pursuant to California Government Code Section 65915 et seq. 3 . In addition, all multiple residential projects containing more than two (2) units per lot of record shall provide one (1) uncovered off-street parking space for each two (2) units or fraction thereof. SECTION THREE: This ordinance shall be in force and take effect as provided by law. SECTION FOUR: The City Clerk shall certify to the adoption of this ordinance and cause it to be published once in the Redlands Daily Facts, a newspaper of general circulation printed and published in this city.
