ORDINANCE NO. 1733
ANT ORDINANCE MIENDING ZONING ORDINANCE NO. 1000 OF THE
CITY OF REDLANDS BY ADOPTING MIENDMENT NO. 141 THERETO
THE CITY COUNCIL OF THE CITY OF R.EDLANDS dues ordain:>}>
SECTION ONE: That Ordinance No:. 1000 of the city of Redlands,
Sections 19. 20: R-2 Zone; 19. 84: R-2-2000 one; and 0. 2 R- =
Zone, pertaining to Property Development Standards, be hereby
amended as follows:
SECTION 19. O R-2 MULTIPLEFA OILY RESIDENTIAL DISTRICT
Section 19. 20: PROPERTY DEVELOPMENT STANDARDS
The following property development standards shall apply t
all land and buildings in the R-2 Zone:
I. INTERIOR YARDS ANIS COURTS FOR GROUPED D ELLI GS
For purposes of this part, the front of a building shall
be considered the side containing the main entryway.
(This provision may result in buildings with multiple
front yards. )
1. Single family dwellings:
a. where two (2) or more single family detached`
dwellings are located on a lot, there shall be
not less than twenty (20) feet between dwellings
arranged side to side; not less than forty )
feet between dwellings arranged front to rear;
not less than. thirty (3 0) feet between dwellings
arranged rear to side; front yards facing a side
property line shall be not less than fifteen (1 5)
feet; side yards facing a rear property line
shall be not less than. fifteen (1 5) feet; rear
yards facing a side property line niay be fide )
feet.
b-. Where a driveway is included in the spade between
buildings, the total spaces between buildings or
required yards shall be increased by the width
of the driveway,.
c. Main buildings and/or accessory buildings shall
in no instance be closer than ten (l ) feet,.

2. Multiple family dwellings containing more than two
units;.
a. Where there is ;more than one main building on
lot or building site, tar where a building is
constructed about a court, each building or wing
shall have the following yards

For buildings having offset surfaces, each yard
standard may be reduced up to five ( ) feet pro-
vided the avenge required space between buildings
is maintained.
b . Where a driveway is included .in the space between:
buildings the total distance between buildings
shall be increased by the width of the driveway,
except as follows
(l) There a driveway is included in the space
between buildings arranged rear to rear that
have garages incorporated into the dwelling
units, the total distance between buildings
shall be not less than thirty ? feet and
the side of the building opposite the driveway
shall be considered the frost of the building.
(2) There a driveway is included. in the spade
between buildings arranged rear to side that
have garages incorporated into the dwelling
units, the total distance between buildings
shall be not less than the width of the drive-
way
,ri e-way plus the required side yard and the side
of the building opposite the driveway shall
be considered the front of the building.
c. The distance between buildings or wings shall not
be loess than the sum of the yard, requirements for
each building or wing as set forth herein.. Main
buildings and accessory buildings shall in no
instance be closer than fifteen (1 5) feet, except
that the front yard of any main building facing
a garage or carport spall be a minium of forty

d. No individual main building shall exceed a linear
dimension of 150 feet, In addition, the continu-
ous surface of a gain building paralleling a
public right-of-way shall not exceed a linear
dimension of fifty (50) feet.
M. F--S`;REE ' PARKING
The provisions of Section 39 .00 shall apply. In addition,
there shall be not more than one driveway to off-street
parking and covered parking areas for each 100 feet of
lot wridth
Whenever a: driveway or open parking spaces are located
within a side yard or rear yard, a planting :area with not
less than a three (3) feet tide interior diameter shall
be provided adjacent to the interior property line (s)
N PARKING SCREENING
All open parking spaces when adjacent to a public right-
of-way shall be screened from public view by three (3)`
foot high decorative masonry walls.
All covered parking spaces shall have solid galls
extending from the ground to roof alone the end adjacent
to a public right-of-way and shall be fully enclosed on
all sides with walls and doors for at least the first
seventy-five (75) feet of lot depth. In addition, entry-
ways

public right-of-way shall he enclosed by doors .
Structureshaving roofs and exterior walls comprised of
sheet Tretal shall not be located closer than 100 feet
from any dedicated' street and shall not be viewable from

SECTION 19. 80: R-2-2000 MUL'T'IPLE=., FAMILY RESIDENTIAL DISTRICT
Section. 19. 84 : PROPERTY DEVELOPMENT STANDARDS.
The following property Cleve=lopment standard.s shall apply to
all lands and buildings in the R-2-2000 200 Zone.
G. SIDE YARD
Lot shall have a side yard on each side of the main
building of not less than ten ( 0) feet.. Said yard t
be increased. five (5) feet in width :for every story
above the first story.

For purposes of this part, the front of a building shall:

3. The distance between buildings or wings shall not be
less than the sure of the yard requirements for each
building as set forth herein. fain buildings and
accessary buildings shall in no instance be closer'

M. OFF-STREET PARKING
The provisions of Section 39.00 shall apply. In addition,

lot width.
Whenever a driveway or open parking spaces are located
within a side yard or rear yard, a 'planting area with not
not less than three ( ) feet wideinterior diameter

Section 20 .20: PROPERTY DEVEE Ra-*'TEN " STANDARDS
The following property development standards shall apply to
all land and buildings in the R.-�3 one :
G. SIDE YARD

building. Said side yard shall ,be increased two and one-
half (VO feet for every story above the first story.

yard and the side of the building opposite the
driveway shall be considered the front of the

Main buildings and accessory' buildings shall in no
instance be closer than fifteen (1 feet except that
the front yard of any main building facing a garage

dimension of 150 feet. In addition, the continuous
surfaces of a main building paralleling a public
right-of-way shall not emceed a linear dimension of

The provisions of Section 39. 00 shall apply. In addition,<

parking and covered paring areas for each 100 feet of
lot width.

within a side yard or rear yard,, a planting area with
not less than a three ( ) foot wide in a:.erior diameter
shall be provided adjacent to the interior property line (s) .

SECTION TWO: This ordinance shall be in: force and take effect
as 'Provided by law.
SECTION THREE: The City Clerk shall certify to the adoption
of this ordinance and cause it to be published once in the Redlands
Daily Facts, a newspaper of general circulation primed and
published in this city.
