ORDINANCE NO. 1738
AN ORDINANCE OF THE CITY OF REDLANDS AMENDING ORDINANCE NO. 1342 REGU-
LATING SIGNS AND ADVERTISING STRUCTURES IN THE CITY OF REDLANDS AND
AMENDING ARTICLE 845 OF THE REDLANDS ORDINANCE CODE
THE CITY COUNCIL OF THE CITY OF REDLANDS does ordain as follows :
SECTION ONE: That Paragraph 25, COORDINATED SIGNS FOR UNIFIED
NON-RESIDENTIAL PROJECTS, be added to Section 84510 - GENERAL REQUIRE--
ASENTS AND PROVISIONS, reading as follows :
25 . COORDINATED SIGNS FOR UNIFIED NON-RESIDENTIAL PROJECTS :
Exceptions to the sign standards may be permitted for non-
residential projects located in a unified complex provided
the overall effect of such exceptions results in an
architecturally coordinated sign treatment. The exception
provisions of this part shall he subject to the following
conditions:
a . The sign plan shall consist of sketches and a text
clearly describing typical or actual examples of signs
to be installed and shall be specific as to the area,
height, location, materials, and content of all signs .
Features of signs not specified in the initial appli-
cation may be referred to the Planning Commission for
review and approval .
b. Approval of the coordinated sign plan shall be subject
to approval of a conditional use permit. Any amendment
to the plan will require a new conditional use permit
application.
C. The site shall be in one ownership or unified control.
Unified control shall be defined for purposes of this
part as an individual or group having full authority to
exercise compliance with all conditions established with
approval of the signs.
d. The total area of all signs shall not exceed the allow-
able area for all uses in the complex.
e. All signs shall be designed as an integral and architec-
turally coordinated element of the complex.
f. A covenant running with the land shall be recorded and
a copy filed with the City assuring compliance with the
conditions of approval . Violation of any conditions
established with the approval shall become the basis
for revocation of the permit and cause for removal of
all non--conforming signs .
e. The provisions of this mart are applicable only to
land zoned for non--residential purposes.
SECTION TWO: Effective date: This ordinance shall be in force
and take effect as provided by law.
SECTION THREE: The City Clerk shall certify to the adoption of
this ordinance and cause the same to be puhlished once in the Redlands
Daily Facts, a newspaper of general circulation printed and published
in this city.
