HomeMy WebLinkAboutOrdinances_1312_CCv0001.pdf ORDINANCE NO . 1312 AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1000 OF THE CITY OF REDLANDS BY ADOPTING AMENDMENT NO. 65 THERETO THE CITY COUNCIL OF THE CITY OF REDLANDS DOES ORDAIN AS FOLLOWS : SECTION ONE: That Zoning Ordinance No . 1000 of the City of Redlands be and is hereby amended by adopting Amendment No . 65 which amends a section as follows : SECTION 45 . 00 LOTS IN HILLSIDE AREAS Lots in the hillside areas may be developed in accordance with the following variations in property development standards , subject to commission review and approvals (a) On property having a downhill slope of twenty-five (25) per cent , or greater, (measured in the general direction of the side lot lines ) an additional story may be constructed on the main building; provided however, that the ceiling of the lowest story shall be not more than two (2 ) feet above the curb level measured at the center of the lot frontage . (b) On property having uphill or downhill slopes , as described in (a ) of this Section, the commission may approve the construc- tion of a private carport in the required front yard; provi- ded, however, that every portion of said carport shall be at least five (5) feet from the front lot line . Applicant must present evidence to show that no other method of placing the carport on the property is possible or practical. (c) Where no other method of access can be provided to serve lots in hillside areas , where the slope of the street is greater than ten ( 10) per cent , and where the slope of the land is greater than twenty (20) per cent , a private way not less than twenty (20) feet in -width may be approved by the commission. SECTION TWO : Before adopting this ordinance , the City Council held a public hearing, notice of which was published once in the City of Redlands on the lith day of March , 1966, 5 days before the hearing. SECTION THREE: This ordinance shall be in force and take effect as provided by law. SECTION FOUR: The City Clerk shall certify to the adoption of this ordinance and cause the same to be published once in the Redlands Daily Facts, a news- paper of general circulation printed and published in this city.
