ORDINANCE NO, 1504
AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1000 OF THE
CITY CE REDLANDS BY ADOPTING AMENDMENT NO. 112 THERETO
THE CITY COUNCIL OF THE CITY CE REDLANDS DOES ORDAIN:
Section One: That Zoning Ordinance No. 1000 of the City of
Redlands, Section 19,00, R-2 Multiple Family Residential District
(R-2-3000) , be hereby mended as follows:
Section 19. 20; PROPERTY DEVELOPMENT STANDARDS
The following pr pertr development standards shall apply to all lands
and buildings in the R-2 zone:
A. LOT AREA
Each lot shall have a minimum area; of dight thousand ( 000)
square feet..
E. LCAT DIMENSIONS
1. Each lot shall have a minimum width of eighty ( 0) feet.
2. Each lot shall have a, minimum depth of one hundred (100) feet.
F. FRONT YARD
Each lot shall have a front yard extending for the full, width
of the lot. Said yard shall be not less than twenty-five (2 5)
feetnormore than. forty ( 0) feet in depth. The front setback
area shall be landscaped and maintained-

any main building facing a garage or carport shall be a
minimum of forty ( ) feet.
J. OUTDOOR LIVING SPACE
1. The outdoor luring spade may be provided in the form of`
common open space areas, prorate open space areas, or a com-
bination
omm-b nate n thereof, except that there shall be at least 200
square feet of common open spade for each dwelling unit.
Said spaces shall be provided In accordance with the follow-
ing

( All patios, balconies and, recessed areas adjacent to
a public right-of-way shall be enclosed at a height
of at least three ( ) feet: on all aides viewa-ble

required front yard.
K. SSI' STORAGE AREA
A trash storage and pickup area of adequate size shall be pro-
vided to the rear of the required front yard.. Said area; shall be
completely enclosed and screened from view by solid Masonry walls,
M. OFF-STREET PARKING
The provisions of Section 39.00 shall apply. in addition, here
shall be not more than one driveway to off-street parking and
covered parking areas for each 100 feet of lot width.
Whenever a driveway is located within a side yard, a planting
area not less than three feet in width shall be provided: adjacent
to the side property line.
N. PARKING SCREENING
All open parking spaces when adjacent to a public right-of-way
shall be screened from public view by three ( ) foot high decor-
ative masonry wa ls. All covered parking spaces shall have solid
walls extending from the ground to roof along the end adjacent to
a public might. f-sway,
P. MECHANICAL EQ l M13NI T
All heating, ventilating and air conditioning equipment, including'
ducts, meters, plumbing lines and tanks, shall be architecturally
screened from public Griew. Mechanical and plumbing equipment
shall be screened from view as follows: (a) by masonry walls
when mounted at graded (b) by parapet walls on flat roofs; (o);
by parapet wails or in roof wells on pitched roofs.
Plumbing vent pipes, all heater flees, and all roof penetrations
shall be gathered and concealed from view as required in (b) and;
(c)

R. SITE PLAN REVIBI
site plans and elevations shall. be submitted to the Commission
for review and approval whenever three or more dwelling units
are proposed for any building site. in addition, apartment sub-
divisions shall be subject to the site development provisions
of the Redlands Subdivision Ordinance regulating tracts.
Section TVo: That Section 19.80, R-2-2000 Multiple Family
Residential District, be hereby amended as follows:
Section 19.81: APPLICATIONS,
Applications may be made by either of the following procedures:
A. CONDITIONAL USE PERMIT
1. For property located in the R-2-3000 Multiple Family Residen-
tial District, the applicant may, request and the Commission
may recommend a Conditional 'Use Permit for the uses permitted
herein subject to the regulations set forth in Section 52.00.
Section 19.84: PROPERTY DEVELOPMENT STANDARDS
C. POPULATION DENSITY
For one and two story projects the maximum density shall be two
thousand five hundred (2, 500) square feet of lot area per
dwelling unit.
For three story or more projects the maximum density shall be
two thousand (2,000) square feet of lot area per dwelling unit.
F. FRONT YARD
Each lot shall have a front yard extending for the full width of
the lot, For one and two story buildings said yard shall be not
less than twenty-five (25) feet nor more than forty (40) feet in
depth. For three story or more buildings said yard shall be not
less than thirty-five (35) feet nor more than fifty (50) feet in
depth. The front seta "k area shall be landscaped and maintained.

1. Where there is more than one main building on a lot or build-
inq site, or where a building is constructed about a court,
each building or wing shall have the following yards:

shall in no instance be closer than twenty (20) feet except

carport shall be a minimum of forty (40) feet.

J. OUT LIVING SPACE
1. The outdoor living space may be provided in the form of
common open space areas, private open space areas, or a
combination thereof, except that there shall be at least,
200 square feet of common open space for eadh dwelling unit.

to a public right-of-way shall be enclosed at a
