AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1000 OF THE CITY
OF REDLANDS BY ADOPTING AMENDMENT NO, 114 THERETO
THE CITY COUNCIL OF THE CITY OF REDLANDS DOES ORDAIN:
Section One: That Zoning Ordinance No. 1000 of the City of
Redlands, Section 19020, Property Development Standards, and Section
34.20, Procedure, be hereby amended as follows :
Section 19. 20 : PROPERTY DEVELOPMENT STANDARDS
I . INTERIOR YARDS AND COURTS FOR GROUPED DWELLINGS
3 . Duplexes
a. For a one story duplex located on a lot, the basic
yard regulations shall apply, except as follows :
(1) A front yard facing an interior side property
line may be fifteen (15) feet.
(2) A front or side yard facing a rear property
line may be fifteen (15) feet.
(3) A rear yard facing an interior side property
line may be five (5) feet
b. Where more than one duplex is located on a lot the
space between buildings shall be not less than 25
feet except that buildings arranged side to side may
be 10 feet. Driveways located between or alongside
dwellings shall be no closer than ten (10) feet from
any wall surface containing a doorway. Dwelling
walls containing no doorways shall be no closer
than five (5) feet from a driveway. Other appli-
cable yard relationships shall be as stated in
paragraph "a" of this subsection.
co For two story duplexes the regulations for multiple
family dwellings shall apply.
d. Main buildings and accessory buildings shall be no
closer than ten (10) feet.
Section 34.20 : PROCEDURE
C Public Hearing Date and Notice
2. Notices shall be mailed not less than five (5) days prior
to the date of the meeting to owners of property within
a radius of one hundred 100) feet of the external
boundaries of the property described in the application,
using for this purpose the name and address of such owners
as are shown on the latest official tax roll of the County
of San Bernardino. Such notice shall contain all pertinent
data related to the case.
Section Two: This ordinance shall be in force and take effect
as provided by law.
Section Three : The City Clerk shall certify to the adoption
of this ordinance and cause it to be published once in the Redlands
Daily Facts, a newspaper of general circulation printed and pub-
lished in the City of Redlands.
