HomeMy WebLinkAboutOrdinances_1569_CCv0001.pdf ORDINANCE NO. 1569 AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1000 OF THE CITY OF REDLANDS BY ADOPTING AMENDMENT NO. 128 THERETO THE CITY COUNCIL OF THE CITY OF REDLANDS DOES ORDAIN: Section One: That Zoning Ordinance No. 1000 of the City of Redlands, Sections 21. 10, 25 .10, 26.10 and 52. 10, be hereby amended as follows : SECTION 21.00 : ADMINISTRATIVE AND PROFESSIONAL OFFICE DISTRICT Section 21. 10 : GENERAL PROVISIONS A. A structure originally designed as a residence, or as an acces- sory to a residence, may be used for a business or professional use under the conditions as provided for in Section 52. 1OB. SECTION 25 .00 : C-3 GENERAL COMMERCIAL DISTRICT Section 25. 10 : GENERAL PROVISIONS A. A structure originally designed as a residence, or as an acces- sory to a residence, may be used for a commercial purpose under the conditions as provided for in Section 52.1OB. SECTION 26.00 : C-4 HIGHWAY COMMERCIAL DISTRICT Section 26.10 : GENERAL PROVISIONS E. A structure originally designed as a residence, or as an acces- sory to a residence, may be used for a retail business or professional use under the conditions as provided for in Sec- tion 52 .1OB. SECTION 52 .10 : DEVELOPMENT PROVISIONS FOR SPECIFIC USES B. NON-RESIDENTIAL USES IN A RESIDENTIAL BUILDING The purpose of these provisions is to encourage the preserva- tion and continued use of homes which have historical, archi- tectural, cultural or aesthetic interest or value to the com- munity. A residential building may be utilized for non-residential pur- poses in the A-P, C-3 and C-4 zones under the conditions pro- vided herein. 1. Commission Approval Required Application shall be in the form of a Conditional Use Per- mit, subject to the provisions of this section and must cite the historical, architectural, cultural or aesthetic interest or value to the community proposed to be preserved or continued. 2. Property Development Standards a. The residential structure shall be improved to conform with the requirements of the Fire and Building and Safety Departments . Their requirements shall be devel- oped from a careful study of each structure and the appropriate building and fire ordinances of the city. It is anticipated that all possible alternatives will be explored to retain the structure and still comply with the spirit and intent of the codes. b. The exterior of the structure shall not be modified in a manner that would alter its residential character. C. The commission may require complete exterior renovation of the structure, including repainting and reroofing. d. Off-street parking shall be provided as required in Section 40.00. No parking permitted in any existing front yard area. e . One identification sign containing the name of the business and/or use not exceeding twenty (20) square feet in area is permitted. In reviewing the sign special emphasis will be placed on the proper integra- tion of the sign with the project. f. All onsite utilities shall be placed underground. g. Front yard areas shall be landscaped and maintained in accordance with the provisions of Section 43 .00. Section Two: This ordinance shall be in force and take effect as provided by law. Section Three: The City Clerk shall certify to the adoption of this ordinance and cause it to be published once in the Redlands Daily Facts, a newspaper of general circulation printed and published in the City of Redlands.
