AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1000 OF THE
CITY OF REDLANDS BY ADOPTING AMENDMENT NO. 146 THERETO
THE CITY COUNCIL OF THE CITY OF REDLANDS DOES ORDAIN:
SECTION ONE: That Zoning Ordinance No. 1000 of the City of
Redlands, Section 33. 00 (E) : ISSUANCE OF BUILDING PER1,1ITS, be hereby
amended as follows :
SECTION 33. 00 : ISSUANCE OF BUILDING PERMITS (1331)
E. CERTIFICATE OF OCCUPANCY AND ZONING CLEARANCE
No building or land shall be occupied or used unless
a certificate of occupancy, zoning clearance and a
license for such use, where required, is first
obtained from the department or person vested with
the duty or authority to issue same.
1. NEW BUILDINGS AND ADDITIONS
A certificate of occupancy and zoning clearance
shall be issued only after such new building,
enlargement, or alteration has been completed
in conformity with the provisions of any
regulating ordinance and with any approved site
plan and required conditions, and when the pro-
posed use conforms to this ordinance and required
conditions.
2 . EXISTING BUILDINGS AND UNDEVELOPED LAND
A certificate of occupancy and zoning clearance
shall be issued for the re-use of an existing
building or the use of undeveloped land only
after the improvements for such building or land
conform to the property development standards of
this ordinance. Where feasible such standards
shall include the provison of required walls,
landscaping, parking, trash enclosures, street
improvements and all other improvements deter-
mined by the Planning and Community Development
Department to be necessary or required by any
regulating ordinance for the particular use.
The Director of Planning may refer any applica-
tion for a certificate of occupancy to the
Planning Commission for their review and appro-
val .
SECTION TWO: This ordinance shall be in force and take effect
as provided by law.
SECTION THREE: The City Clerk shall certify to the adaption
of this ordinance and cause it to be published once in the Redlands
Daily Facts, a newspaper of general circulation printed and published
in this city.
