AN ORDINANCE OF THE CITY OF REDLANDS AMENDING
ORDINANCE NO. 1000 BY ADOPTING AMENDMENT NO. 170
THERETO ORDINANCE 'TEXT AMENDMENT NO. 170
THE CITY COUNCIL OF THE CITY OF REDLANDS does
ordain as follows:
SECTION ONE: That Ordinance No. 1000 of the
City of Redlands shall be amended to include Sec-
tion 21 . 50 establishing MEDICAL FACILITY DISTRICT
as follows:
SECTION 21. 50 : MF MEDICAL FACILITIES DISTRICT
The purpose of the MF zone is to provide for the development of
medically related facilities in the vicinity of the Redlands
Community Hospital.
The regulations set forth in the MF zone are intended to achieve a
high standard of development which will assure compatibility with
the hospital facility and surrounding neighborhood in accordance
with the principles and objectives contained in the Redlands
General Plan text.
The following regulations shall apply to all uses in the MF zone:
Section 21. 51 : GENERAL PROVISIONS
A. A structure originally designed as a residence , or as an
accessory to a residence, may be used for medically
related purposes under the conditions as provided for in
Section 52. 10B.
B. All uses except parking and loading shall be conducted
within a completely enclosed building.
C. All new construction and/or additions shall be subject to
Commission Review and Approval.
Section 21 . 52 : USES PERMITTED
No building, structure, or land shall be used, and no building
shall hereafter be erected, structurally altered or enlarged
except for the following purposes.
A. RESIDENTIAL
Residential uses subject to the requirements and property
development standards of the nearest residential zone.
B. MEDICAL AND HEALTH SERVICES
Board and Care homes
Chiropractors
Convalescent homes
Dentists and oral surgeons
Hospitals
Medical, dental, and biological laboratories
Medical, dental and therapeutic clinics
Optometrists
Osteopathic physicians
Physicians and surgeons
Psychologists and Psychiatrists
Sanitariums except mental institutions

C. USES PERMITTED BY CONDITIONAL USE PERMIT
The following uses may be permitted as a convenience
subject to approval of a Conditional Use Permit:
Eating establishments compatible with a permitted
medical use
Medically related use in a residential building
Prescription pharmacy services in conjunction with a
permitted medical use
D. SIMILAR USES PERMITTED BY COMMISSION DETERMINATION
The Commission may, by resolution of record, permit any
other use which it may determine to be similar to those
permitted and in conformity with the intent and purpose
of this zone.
Section 21. 53 : USES PROHIBITED
All uses and structures not listed as permitted in Section
21. 52 are hereby deemed to be specifically prohibited.
Section 21. 54: PROPERTY DEVELOPMENT STANDARDS
The following property development standards shall apply to
all uses of land and buildings in the MF zone:
A. LOT AREA
Each lot shall have a minimum area of ten thousand
(10 , 000 square feet.
B. LOT DIMENSIONS
Each lot shall have a minimum width of one hundred (100)
feet and a minimum depth of one hundred (100) feet.
C. BUILDING HEIGHT
Buildings and structures shall have a height not greater
than two and one-half (2�) stories or thirty-five (35)
feet. No height limit for a primary care hospital except
that the front setback shall be not less than the height
of the building. Parking permitted in the front yard
area to within 25 feet of the front property line. See
Section 45. 10 for other exceptions.

D. FRONT YARD
Each lot shall have a front yard extending for the full
width of the lot. Said yard shall be not less than
twenty-five (25) feet in depth. The front setback area
shall be landscaped and maintained.
E. SIDE YARD
Each lot shall have a side yard on each side of the main
building of not less than ten (10) feet for a one story
building and not less than fifteen (15) feet for a two
story building.
F. REAR YARD
Each lot shall have a rear yard of not less than
twenty-five (25) feet.
G. WALLS AND LANDSCAPING
The provisions of Section 43. 00 shall apply.
H. MAXIMUM COVERAGE BY STRUCTURES
40% of the lot area.
I. OFF-STREET PARKING
The provisions of Section 40. 00 shall apply.
J. SIGNS
The sign provisions of the A-P Administrative
Professional Zone as contained in the Redlands Sign Code
shall apply.
K. STORAGE
All trash storage areas shall be located within enclosed
areas completely screened from public view.
L. LIGHTING
Lighting facilities shall be arranged in a manner which
will protect the streets and neighborhing properties from
direct glare or hazardous interference of any kind.

M. NOISE
All noise producing equipment, such as compressors,
heating and air conditioning units, etc. shall be
insulated or enclosed so as to be inaudible at the
property lines.
N. SITE PLAN REVIEW
Site plans and elevations for all new construction and
additions shall be submitted to the Commission for review
and approval. The Commission may at its discretion
require a public hearing.

SECTION TWO: This ordinance shall be in force and take effect
as provided by law.
SECTION THREE: The City Clerk shall certify to the adoption
of this ordinance and cause it to be published once in the Redlands
Daily Facts, a newspaper of general circulation printed and pub-
lished in this city.
