AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDLANDS
AMENDING THE REDLANDS ORDINANCE CODE AND THE SUBDIVISION
ORDINANCE TO REQUIRE ZONING CONSISTENCY BEFORE FILING
SUBDIVISION MAPS
WHEREAS, state law requires that a new subdivision be
consistent with the City ' s general and specific plans
covering the property to be subdivided, and that the City' s
zoning on that property be consistent with such general and
specific pians; and
WHEREAS, in order for a subdivision to be approved by the
City Council, the land uses and development contemplated must
comply with the standards of the applicable zone and of the
Redlands Zoning Ordinance;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF REDLANDS
does hereby ordain:
SECTION ONE : That Section 6 of Chapter 92 of the
Redlands Ordinance Code and Ordinances Nos. 1562 and 1814 is
hereby amended to read:
SECTION 6. GENERAL PROVISIONS
A tentative and final map shall be required for all
subdivisions creating five or more parcels, five or more
condominiums , or a community apartment project
containing five or more parcels.
Except as provided by Section 28.5 of this ordinance, a
tentative and parcel map shall be required for all
subdivisions creating less than five parcels.
No tentative map shall be filed unless the land uses and
development there contemplated are consistent with the
existing zone on the property to be subdivided. If a
change of zone is being processed pursuant to Section 51
of the Redlands Zoning Ordinance when the map is
presented for filing, the map shall not be filed unless
and until such change of zone has been given second
reading in ordinance form and approved by the City
Council.
SECTION TWO: This ordinance shall be in force and take
effect as provided by law.
SECTION THREE: The City Clerk shall certify to the
adoption of this ordinance and cause it to be published once
in the Redlands Daily Facts , a newspaper of general
circulation printed and published in this city.
