HomeMy WebLinkAboutOrdinances_1908_CCv0001.pdf ORDINANCE NO. 1908 AN ORDINANCE AMENDING ORDINANCE NO. 1000 OF THE CITY OF REDLANDS BY ADOPTING AMENDMENT NO. 100 RELATING TO THE NEW ZONE CLASSIFICATION R-R (RURAL RESIDENTIAL) DISTRICT R.P.C. NO. 680 SECTION ONE: That Ordinance No. 1000 of the City of Redlands, Section 13 .00, A-2 (Estate Agricultural) District, be amended as follows: SECTION 13.50: R-R RURAL RESIDENTIAL DISTRICT The purpose of the R-R (Rural Residential) District is to provide for the development of large residential lots in a rural environment. The following regulations shall apply to all land in the R-R (Rural Residential) District. SECTION 13 .60: USES PERMITTED No building or structure or land shall be used, and no building or structure shall hereafter be erected, structurally altered or enlarged, except for the following purposes: A. PRINCIPAL PERMITTED USES 1. Single family dwellings, not more than one (1) dwelling for each lot. 2. Uses permitted in the A-2 (Estate Agricultural) District, provided the area of the lot be not less than that required in the A-2 District. 3. Keeping of horses provided that stables and corrals for horses be kept not less than 40 feet from dwellings on the property and not less than 40 feet from side property lines and streets, and not less than 100 feet from all other structures used or intended for human occupancy, and not less than 100 feet from a future residential building site, and not less than 100 feet from a public park or schools, and compliance with the following: a. Evergreen planting screens, or other protective devices, shall be required on property lines when minimum distances are used. b. No grazing shall be permitted in any required yard. C. Lot area for one horse shall not be less than 25 ,000 square feet, with 15,000 square feet additional lot area for each additional horse. 4. Home occupations as defined in this Ordinance and subject to the provisions of Section 34 .00 . B. SIMILAR USES PERMITTED BY COMMISSION DETERMINATION The Commission may, by resolution of record, permit any other uses which it may determine to be similar to those listed above, in conformity with the intent and purpose of this zone, and not more obnoxious or detrimental to the public health, safety and welfare, or other uses permitted in this zone. Ordinance No. 1908 Page two - 13 . 50 SECTION 13 .70 : USES PROHIBITED A. THE FOLLOWING USES ARE SPECIFICALLY PROHIBITED: 1. Commercial, except as provided in Section 52.00. 2. Manufacturing 3. Commercial raising of animals or poultry 4. Apiaries B. USES PERMITTED BY CONDITIONAL USE PERMIT Uses listed in Section 52. 00 in accordance with the provisions of that Section. SECTION 13 . 80 : PROPERTY DEVELOPMENT STANDARDS The following property development standards shall apply to all land and buildings in the R-R Zone: A. MINIMUM LOT AREA Slope Area 0 to 15% 1 acre 16 to 30 % 1.5 acres greater than 30% 2 acres B. LOT DIMENSIONS 1. Each lot shall have a minimum width of one hundred twenty-five (125) feet for a one acre parcel, one hundred fifty (150) feet for a 1 .5 acre parcel and two hundred (200) feet for a two acre or larger parcel. 2 . Each lot shall have a minimum depth of one hundred twenty-five (125) feet. C. MAXIMUM POPULATION DENSITY One dwelling unit per one acre. D. MAXIMUM COVERAGE BY STRUCTURES Ten per cent of the lot area. E. BUILDING HEIGHT Buildings and structures shall have a height not greater than two and one-half (2-1/2) stories or thirty-five (35) feet. See Section 45 .10 for exceptions. Ordinance No. 1908 Page three - F. FRONT YARD Each lot shall have a front yard of not less than twenty-five (25) feet extending across the full width of the lot. See Section 37 .00 (b) for regulations applying to partly built up blocks. See section 37 .00 (d) for regulations applying to key lots G. SIDE YARD Each lot shall have a side yard on both sides of the main building or accessory buildings, of not less than ten (10) feet. See Section 37 .00 (e) for regulations applying to side yard on corner lots. See Section 37 .00 (f) for regulations applying to side yard on reversed corner lots. H. REAR YARD Each lot shall have a rear yard of not less than twenty-five (25) feet. I . ACCESSORY BUILDINGS The provisions of Section 12 .20 shall apply. J. OFF--STREET PARKING The provisions of Section 39.00 shall apply. K. FENCES, LANDSCAPING AND WALLS The provisions of Section 43 .00 shall apply. L. SIGNS The applicable provisions of the Redlands Sign Code shall apply. M. GRADING The provisions of the Redlands Grading Ordinance shall apply except that grading shall be the minimum necessary to provide for a building site. Ordinance No. 1908 13 . 80 Page four - SECTION TWO: This ordinance shall be in force and take effect as provided by law. SECTION THREE: The City Clerk shall certify to the adoption of this ordinance and cause it to be published once in the Redlands Daily Facts, a newspaper of general circulation printed and published in this City.
