R . P . C 6 8 8 THE CITY COUNCIL OF THE CITY OF REDLANDS does ordain: SECTION ONE : That Ordinance No . 1000 of the City of Redlands, Sections 14 .40 (Side Yards) , 15 .40 (Side Yards) , 16 . 20 (Property Development Standards) , 19 .20 (Interior Yards and Courts for Grouped Dwellings ) , 19 . 84 ( Property Development Standards) , 20 .20 ( Interior Yards and Courts) , 43 . 20 ( Regulations of Location and Height ) , 43 . 32 (Landscaping Defined) , 43 .38 (Minimum Dimensions) , and 43 .50 (Parking Lot Standards) be amended as follows : SD011917 14 .40 SIDELIP kRDS Each lot shall have a sine yard on both sides of the main building of not less than ten (10 ) feet. Each lot shall have not less than a ten (10 ) foot level side yard on the garage side. A corner lot shall have the garage adjacent to the interior lot line with not less than a ten (10) foot level side yard. See Section 37 .00 (e) for side yards on corner lots See Section 37 . 00 ( f) for side yards on reversed corner lots. See Section 38 .00 for regulations applying to computation of yards. SECTIOPI 15 .40 SIDE YARDS Each lot shall have a side yard on both, sides of the main building of not less than ten (10) feet. Each lot shall have not less than a ten ( 10 ) foot level side yard on the garage side . A corner lot shall have the garage adjacent to the interior lot line with not less than a ten (10) foot level side yard. See Section 37 .00 (e) for side yards on corner lots. See Section 37 . 00 ( f) for side yards on reversed corner lots. See Section 38 .00 for regulations applying to computation of yards. �ECTIQ1I 16.20 PRQpERTY DEVELOPMENT STANDARDS G. SIDE YARD Each lot shall have a side yard on both sides of the main building of not less than ten (10) feet. Each lot shall have not less than a ten (10) foot level side yard on the garage side. A corner lot shall have the garage adjacent to the interior lot line with not less than a ten (10) foot level side yard. For lots containing less than the required minimum frontage the aggregate side yard dimensions shall be not less than twenty (20) percent of the width of the lot; provided, however, the minimum side yard on one side shall be not less than five (5) feet and not less than ten (10) feet on the garage side. See Section 37.00 (e) for side yards on corner lots. See Section 37.00 (f) for side yards on reversed corner lots. See Section 38 .00 for regulations applying to computation of yards. SECTION 19 .20 INTERIOR YARDS ASID CQURTS FQRGROUPED DWELLINGS For purposes of this part , the front of a building shall be considered the side containing the main entryway. (This provision may result in buildings with multiple front yards) . 2 . Multiple family dwellings containing more than two units: a . THhere there is more than one main building on a lot or building site , or where a building is constructed about a court, each building or wing shall have the following yards: Front Side Rear For one story buildings 25 ' 15 ' 20 ' For two story buildings 3€1 15 ' 20 ' For buildings having offset surfaces , each yard standard may be reduced up to five (5) feet provided the average required space between buildings is maintained. For buildings placed at an angle with each other each yard standard may be reduced up to ten ( 10 ) feet provided that the average required space between buildings is maintained except that main buildings shall be no closer than twenty ( 20 ) feet at the closest point and main buildings and accessory buildings shall be no closer than fifteen (15) feet at the closest point . Ordinance No. 1960 Page two -- The yard standards of this subsection may be modified by the Planning Commission where it can clearly be demonstrated that the modification (s) will improve the project in terms of more usable open space, aesthetic appearance and living environment except that no main buildings or main building and accessory building shall be closer than twenty (20) feet. SECTION 19.84 PROPERTY DEVELOPMENT STANDARDS The following property development standards shall apply to all lands and buildings in the R-2-2000 zone: E. BUILDING HEIGHT Building and structures shall have a height not greater than three stories. See Section 45 .10 for exceptions. SECTION 43 .20 REGULAT-IONS Qf LOCATIOS3 AND HEIGHT (a) Permitted Fences and t41_si. 1. Open fences not to exceed four (4 ) feet in height shall be permitted within a required front yard area. For purposes of this section an open fence shall mean those types that are composed of wire mesh capable of admitting at least 90 per cent of light. 2 . Fences and walls not to exceed six (6) feet in height shall be permitted along side and rear property lines except that no fence or wall exceeding three (3 ) feet in height shall be located within any required front yard area. 3 . Open fences as defined in paragraph 1 of this section that are over six (6) feet in height may be located in the rear half of the lot subject to a commission finding that such a fence will not constitute a nuisance to abutting property owners. Such fences up to sixteen ( 16 ) feet in height located within the buildable rear yard area of a lot and not less than ten (10) feet from any property line are exempt from the requirement. 4 . No fence or wall and no landscaping which obstructs visibility shall be permitted within the corner cut-off areas defined in Section 43 .10 . SL'CTIOr x_.32_ T,11r D,CAPJJJ Q DEF t ED Landscaping shall mean some combination of planted trees, shrubs, vines, ground cover, flowers or lawns. In addition the combination or design may include rock ground cover not to exceed twenty (20 ) percent of the total for any landscaped area, and such structural features as fountains, pools, art works, screens, walls, fences or benches, but such objects alone shall not meet the requirements of this Part . The selected combination of objects for landscaping purposes shall be arranged in a harmonious manner. Earth berms shall be utilized in the front yard landscaping treatment for all uses other than single family residential. Ordinance No. 1960 Page four - SECTION 43,38 MINIMUM DIMENSIONS The minimus width of any required landscaped area, or any form of fixed planter box used to satisfy required landscaping, shall be five (5) feet, unless otherwise specified in this Ordinance. SECTION 43 .50 PARKING j_QT STANDARDS All planter areas within the boundary of an open parking lot shall be enclosed by a six (6) inch high concrete curb. Trees with a trunk height of not less than six (6) feet shall be located in the planter at each end of an aisle, in interstall planters at three (3) space intervals throughout the lot, and at 20 foot intervals along front, side, and rear property lines. A minimum of 50 percent of the trees shall be an evergreen variety and shall be proportionately distributed throughout the site. All double row parking spaces shall be separated by a five (5) foot wide planter. SECTION TWO: This ordinance shall be in force and take effect as provided by law. SECTION THREE: The City Clerk shall certify to the adoption of this ordinance and cause it to be published once in the Redlands Daily Facts , a newspaper of general circulation printed and published in this City.
