AN ORDINANCE OF THE CITY OF REDLANDS AMENDING CHAPTER 18 . 156 OF THE
REDLANDS MUNICIPAL CODE BY ADOPTING ZONING ORDINANCE TEXT AMENDMENT
NO. 217 RELATING TO PERMITTED SQUARE FOOTAGE FOR SECOND DWELLING
UNITS
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF REDLANDS AS
FOLLOWS:
SECTION ONE: That Section 18 . 156.450 (F) of the Redlands
Municipal Code be amended as follows:
"F. The square footage for second units shall not exceed the
following standards:
1 . A detached second unit shall not exceed 1, 200 square
feet.
2 . The floor area of an attached unit may not exceed 30
percent of living area of the primary unit. "
SECTION TWO: That Section 18. 156. 450 of the Redlands Municipal
Code be amended by the addition of the following:
"K. Any second dwelling unit located in a single family
residential zone shall file an annual occupancy
verification form with the Planning Department. "
SECTION THREE: That Section 18 . 156.470 of the Redlands
Municipal Code be amended as follows:
1118. 156 .470 Design continuity.
A. A second dwelling unit shall be designed and constructed
with the materials of construction that are comparable to
and compatible with the primary residence.
B. The application for a second dwelling unit shall be
reviewed to assure that it can be properly integrated into
the neighborhood fabric.
C. The review shall include an evaluation of mass and scale
of the proposal. The project should not adversely affect
the privacy of single family nature of adjacent
residences. "
SECTION FOUR: This ordinance shall be in force and take effect
as provided by law. '
SECTION FIVE: The City Clerk shall certify to the adoption of
this ordinance and cause it, or a summary of it, to be published once
in the Redlands Daily Facts, a newspaper of general circulation
printed and published in this City.
