HomeMy WebLinkAboutOrdinances_1196_CCv0001.pdf ORDINWCE NO. 115 1:12_6 AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1000 OF THE CITY OF REDLANDS BY ADOPTING AMENDMENT NO. 38 THERETO. The City Council of the City of Redlands does ordain as follows: SECTION ONE: That Zoning Ordinance No. 1000 of the City of Redlands, be and is hereby amended by adopting Amendment No. 38, which amends Section 1010, Section 19.60 (d), and Section 20.10, as follows: SECTIOTNN 111�,_110, - UaES PERMITTED MAW No building, structure or land shall be used, and no building or structure shall be hereafter erected, structurally altered or enlarged, except for the following purposes: A. PERMITTED (a) Uses permitted in the "R-1" Single Family Residential Ddstrict, subject to the requirements and property development standards of the "R-1" District. (b) Two-family dwellings, either in one (1) strur;ti.ire or in two (2) detached buildings, subject to the required spaces between buildings listed in SECTION 19.60. (c) Bungalow courts. (d) Apartment buildings, garden apartments. (e) Three (3) and four (4) family flats. (f) Roomers or boarders, not to exceed five (5) persons in addition to the resident family, B. PERMITTED SUBJECT TO COM]KISSION REVIEW 0D APPRCAAL (a) Any parcel in excess of one (1) acre in area or in excess of two hundred twenty-five (225) feet in depth which is to be developed with more than one (1) residential dwelling unit shall siibmit a site plan which shall be subject to CO MISSION REVIMI A1,1D APPROVAL. C. PERMITTED SUBJECT TO CONDITIONAL USE PERMIT (a) Uses permitted in the R-2-2000 District, subject to the provisions of Section 19.80, regulating said district and SECTION 52.00, CONDITIONAL USE PERMITS. SECTION 19.60 - YARDS FOR GROUP DWELLINGS (d) The rear yard of a dwelling group may be reduced to the sane dimBnsion as the required side yard for the particular district if an open space which is equal to or greater in area than the reduction in the required rear yard is provided. Said open space shall be provided in addition to the required space between buildings for the particular district. Said open space shall not include driveways, parking areas or required pedestrian accessways,, but nay contain swimming pools, patios, or outdoor recreational facilities. The minimum, dimension for open space shall be twenty (20) feet. Side yard or rear yard may be used in calculating required open space, however,, the required front yard may not be included in the calculation of open space. Each "open spar-ell 'shall have a shape., grade and area which will permit it to be used for outdoor living. SECTION 20,10 - USES PERMITTED No building, structure or land shall be usedP and no buildi-rig or structure 6_ shall be hereafter erected, structurally altered or enlarged, except for the following purposes: A. PERMITTED (a) Uses permitted in the R-2 and R-2-2000 Districts subject to the property development standards of the district. (b) Lodging and boarding houses. B. PERMITTED SUBJECT TO COWESSION REV=S 1 AND APPROVAL (a) Clubs and lodges (private, non-profit) . (b) Fraternity houses and sorority houses when related to a private or public educational institution. (c) Museums and libraries (non-profit) . (d) The change in size, shape, area or location of buildings or of any use which has been per-mitte-ld by CONDITIONAL USE PERMIT, C. ETWiITTED SUBJECT TO A COEMITIONTAL USE PEMIT (a) Hotels (where all incidental cormercial uses are inside the structure and serve from within the interior of the building) . W Hospitals, sanitariumo, and rest homes. (c) Churches. SECTION TWO: Before adopting this Ordinance., the City Council held a publin 11piaring., notice of which was published in the City of Redlands on the day of 1962 daynbefore the hearing. _U19- SECTION THREE: This Ordinance shall be in force and take effect as provided by law.
