between Gertrude A. Moore , as executrix of the last will
and testament of William Nicoll Moore , deceased , the par-
ty of the first part and the City of Redlands , a municipal
corporation of the sixth class , of the State of California,
the party of the second part , witnesseth
For the consideration of three hundred fifty dollars,
paid ;Jy the party of the second part to the party of the
first part, the receipt whereof is hereby acknowledged ,
the said party of the first part, as such executrix , pur-
suant to the power conferred upon her by the last will and
testament of William Nicoll Moore, deceased, does hereby
grant unto the party of the second part subject to the
covenants and conditions hereinafter stated, the real prop-
erty situate in the City of Redlands, County of San Ber
narino, State of California, particularly described as fo1
lows, to wit
A portion of the south-west one quarter of Section 36,
Township 1 South , Range 3 west , S.B.B. and M. , describ-
ed as follows , to wit
Commencing at an iron rod at the interesction of
the south line of Section 36 , Township 1 South , Range 3
West , S.B.M. and the center line of Sunset Drive- which is
north 89° 30 east distant 969.1 feet from an iron pipe
at the Southwest corner of said Section 36 for a point of
beginning thence north 7 west 125 feet along the cen-
ter line of said Sunset Drive ; thence north 230
47 west
117.78 feet along the center line of Sunset Drive ;thence

north 89 30 east 270.7 feet ;; thence south 29 43 east
266..27 feet. to a point in the south line of said Section 36;
thence along the south line of said Section 36 south 8930
west 340 feet to the point of beginning ; excepting there-
from that portion now used for road purposes .
Containing one and thirty seven hundredths (1.37)
acres, more or less
The party of the first part also grants a right of
way to lay and maintain a pipe line^ rom Reservoir Street
under and through said Section 36 to the above described
property , said pipe linesto be laid and in the ground
within six months from the execution of this deed ; said
pipe linesto be laid in a trench of sufficient depth so
that the top of said pipe linesshall be not less than two
feet below the surface of the ground , and the party of
the second part agrees to keep said pipe lines in good re—
pair and in case of any leak to promptly repair the same
without dama.ge to the party of the first part .
The party of the second part further agrees that in
case , at any time in the future, it shall be necessary
or convenient to remove or change the locution of s--Li,l
pipe lines the party of the secorrl. p!Lrt 11 on •iemarid or
the party of the first part , her successors or assigns
promptly make such change of location without expense to
sail party of the 'irst part .
The land hereby granted to the party of the sem nd
part shall be used for reservoir purposes and none other .
The grantor reserves all water and water rights
unc1 er the surface o%" the above descried property conveyed
to the party of the second part this grant being executed
with —the express covenant running rith the land that the
party of the second part , its succeF:sors or assigns , waives
all right to claim said water or water rights and covenants
that it shall not at any time bore or drill said land for
water or for the Purpose of developing wPter or withdrawing
weter. therefrom .
The land hereby conveyed is subject to ?.11 rights of way
heretofore granted to H.H.Ford
IN WITNESS WHEREOF , the party of the first part
has hereto subscribed her name as sucii executrix the day
