A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF REDLANDS AMENDING CONCEPT PLAN NO. 3 FOR
THE EAST VALLEY CORRIDOR SPECIFIC PLAN AREA
(CHAPMAN INVESTMENT COMPANY)
WHEREAS, the City Council of the City of Redlands ("this
City Council") approved Concept Plan No. 3 for a 68.2 acre
commercial-industrial development located east of Bryn Mar Avenue,
south of Lugonia Avenue, west of California and north of
Interstate 10 in the special development district ("SD") of the
East Valley Corridor Specific Plan Area; and
WHEREAS, at its meeting of June 8, 1993, the Redlands
Planning Commission duly considered and recommended approval of an
amendment to Concept Plan No. 3 to allow certain recreational
facilities to be constructed within the commercial-industrial and
general--commercial zones; and
WHEREAS, this City Council has determined it is in the
best interest of the public health, safety and general welfare of
the citizens of Redlands to amend the text of Concept Plan No. 3 to
allow certain recreational facilities within the commercial-
industrial and general-commercial zones; and
WHEREAS, the proposed amendment to Concept Plan No. 3 is
not in conflict with the principles, goals and objectives of the
general plan of the City of Redlands;
NOW, THEREFORE, be it resolved by the City Council of the
Redlands does hereby approve an amendment to Concept Plan No. 3
which shall read as follows:

Section 1. The following paragraph shall be added to the
bottom of page 2-4 relating to the open space master plan of
Concept Plan No. 3 :
"Notwithstanding the foregoing policy statements, in the
event a use is proposed for this Concept Plan which
principally consists of a golf course, the above
described policy statement shall not be applicable for
such recreational use. The City Council of the City of
Redlands has determined that the open space goals set
forth above apply only to commercial and industrial
development. The construction of a golf course has
further been determined to satisfy the open space goals
set forth herein. "
Section 2 . Page 3-13 , Section B, entitled "Uses
Permitted Subject to a Conditional Use Permit" for the General
Commercial District" shall be amended by the addition of the
following paragraph 6:
116. Recreational Entertainment Facility which may
include some or all of the following specific uses:
(a) golf courses/clubhouse
(b) driving ranges
(c) miniature golf
(d) batting cages
(e) incidental buildings to the principal
uses described in this subsection
(f) other similar sports/recreational uses
upon the determination by the City
Council that the proposed use is similar
to those listed in this subsection
pursuant to Chapter 18. 12 of the Redlands
Municipal Code. "
Section 3 . Page 3-20, the section B, entitled "Uses
Permitted Subject to a Conditional Use Permit" for the commercial/
industrial (I-C) district shall be amended by the addition of the
following paragraph:
116. Recreational Entertainment Facility which may
include some or all of the following specific uses:
(a) golf courses/clubhouse
(b) driving ranges
(c) miniature golf
(d) batting cages

(f) other similar sports/recreational uses
