MEMORANDUM FOR RECORD
May 25, 1968
The Zaharopoulos property was acquired by the City of
Redlands from the estate of Zaharopoulos in the Superior
Court of San Bernardino County. The sale was completed in
accordance with provisions of the Probate Code, and no escrow
was necessary. After receiving the City's bid, the executor
and attorney for the estate made a return of private sale to
the court, which set the matter of the proposed purchase by
the City for hearing. During the hearing, the City's offer
was returned to the court, and no other offers were received.
The court then issued its order authorizing the estate to
sell the premises to the City for the offered purchase price.

interest, and estate of the decedent at the time of his death and

acquired by operation of law or otherwise in and to the real property
situated in the County of San Bernardino, State of California,

Due and legal notice of the hearing on the return and petition has been
given for the period and in the manner prescribed by law.
Pursuant to the authority set forth in the will of the decedent, the
executrix sold on March 20, 1968, at private sale the real property hereafter
described, belonging to the estate to the CITY OF REDLANDS, for the sum
of $55, 000. 00, cash in lawful money of the United States of America, subject
to confirmation of sale by this Court.
The sale was legally made and fairly conducted, and notice of the
sale was not required to be given.

The real property has been appraised within one year of the sale,
and the sum offered at said sale is at least 90% of such appraised value and

That John George Zaharopoulos , the decedent mentioned in the attached certified copy of
Certificate of Death, is the same person as John Zaharopoulos
named as one of the parties in that certain Grant Deed dated March 15, 1940
executed by Taft H. Abras and Mary Ellen Abras, husband and wife,
to John Zaharopoulos and Helen Zaharopoulos, husband and wife
as joint tenants, recorded as Instrument No. 111 * , on March 15, 1940 , in
book 1404 , page 7 , of Official Records of San Bernardino
County, California, covering the following described property situated in the City of Redlands
County of San Bernardino , State of California:
An undivided one-half interest:
Lots seven and eight, Block three, TOWN PLAT OF REDLANDS,
according to plat thereof recorded in Book 5 of Maps, page 10,
records of said County.
SAVING AND EXCEPTING the Northerly forty-two feet for
Highway No. 99.
The above described real property is in fact being treated as a part of the probate estate
assets in Superior Court Probate No. 36796 (the parties understood and considered and
treated this property as community rather than joint tenancy; the fact that title to this
parcel was joint tenancy was for convenience only and does not change its character from
community) and all inheritance taxes, if any, occasioned by reason of the death of
4ohn Zaharopoulos will be determined and paid through the estate probate proceedings.
