HomeMy WebLinkAbout7316_CCv0001.pdf RESOLUTION NO. 7316 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF REDLANDS APPROVING PARCEL MAP NO. 19461 TO REVERT SIX(6) COMMERCIALLY ZONED PARCELS OF PROPERTY TO ACREAGE WHEREAS, Hillwood Investment Properties proposes to develop the Redlands Fulfillment Center Project which consists of the construction of an approximately 1,015,740 square foot industrial building that will include warehouse and office uses on approximately 50.66 acres that is presently comprised of six(6)parcels of property; and WHEREAS, Hillwood Investment Properties has filed an application for Parcel Map No. 19461 to revert the six(6)parcels of property to acreage; and WHEREAS,the application for Parcel Map No. 19461 contains: A. Adequate evidence of title to the real property within the subdivision proposed for reversion to acreage; B. Sufficient data to enable the City Council of the City of Redlands to make all the determinations and findings required by Article I of Chapter 6 of Division 2 of Title 7 of the Government Code (sections 66499.11 et seq.);and C. A determination of dedications which will not be vacated and dedications which are a condition of reversion; and WHEREAS, the Planning Commission held a duly noticed public hearing on August 13, 2013, and adopted a motion recommending to the City Council of the City of Redlands (the "City Council")approval of Parcel Map No. 19461; and WHEREAS, all plans and materials associated with the application for Parcel Map No. 19461 that were reviewed by the Planning Commission in making its recommendation for approval of Parcel Map No. 19461 were forwarded to the City Council; and WHEREAS, on September 3, 2013, the City Council held a duly noticed public hearing on the application for Parcel Map No. 19461 at which time the City Council heard verbal and written testimony presented by City staff and members of the public regarding Parcel Map No. 19461, NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF REDLANDS AS FOLLOWS: Section 1. The City Council of the City of Redlands hereby approves Parcel Map No. 19461 for the Redlands Fulfillment Center Project for the purpose of reverting six (6) parcels of property to acreage based upon the following findings: A. The City Council finds that the dedications or offers of dedication to be vacated or abandoned by the reversion of acreage facilitated by Parcel Map No. 19461 are not necessary for present or prospective public purposes; and 1Acc1etk\Rcso1utions\Res 7300-739917316 TPM 1946 I.doc -I- I . All owners of an interest in the real property that is the subject of Parcel Map No, 19461 have consented to the re-version to acreage facilitated by Parcel Map No. 19461. Section 2, The City Council hereby further determines that no conditions of approval are necessary to beimposed upon Parcel Map No, 19461 to require dedications or offers of dedications necessary for the purposes specified by Title 17 of the Redlands Municipal Code, I Section '. The City shall retain all previously paid fees necessary to accomplish the purposes specified in Title 17 of the Redlands Municipal Code, Section 4. The City shall retain any portion of required improvement security or deposits necessary to accomplish the purposes Title 17 of the Redlands Municipal Code.
