RESOLUTION NO. 7357
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF REDLANDS
APPROVING PARCEL MAP NO. 19437 TO REVERT TEN (10)PARCELS OF
PROPERTY TO ACREAGE
WHEREAS, McShane Corporation proposes to develop a warehouse/distribution facility
which consists of the construction of an approximately 1,013,331 square foot warehouse on
approximately 50.54 net acres that is presently comprised of ten (10) parcels of property
designated as Assessor's Parcel Nos. 0167-511-17, 18, 19, 20, 21, 22, 23 and 0167-481-10, 14, and
15 (the"Property"); and
WHEREAS, McShane Corporation has filed an application for Parcel Map No. 19437 to
revert the Property to acreage; and
WHEREAS, the application for Parcel Map No. 19437 contains adequate evidence of
title to the real property within the subdivision proposed for reversion to acreage, sufficient data
to enable the City Council of the City of Redlands to make all the determinations and findings
required by Article 1 of Chapter 6 of Division 2 of Title 7 of the Government Code (section
66499.11 et seq.), and a determination of dedications which will not be vacated and dedications
which are a condition of reversion; and
WHEREAS, on January 21, 2014, the City Council held a duly noticed public hearing on
the application for Parcel Map No. 19437 at which time the City Council heard verbal and
written testimony presented by City staff and members of the public regarding Parcel Map No.
19437;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF REDLANDS AS FOLLOWS:
Section 1. The City Council of the City of Redlands hereby approves Parcel Map No.
19437 for the purpose of reverting the Property to acreage based upon the following findings:
A. The City Council finds that the dedications or offers of dedication to be vacated or
abandoned by the reversion of acreage facilitated by Parcel Map No. 19437 are
not necessary for present or prospective public purposes; and
B. All owners of an interest in the real property that is the subject of Parcel Map No.
19437 have consented to the reversion to acreage facilitated by Parcel Map No.
19437.
Section 2. The City Council hereby further determines that no conditions of approval
are necessary to be imposed upon Parcel Map No. 19437 to require dedications or offers of
dedications necessary for the purposes specified by Title 17 of the Redlands Municipal Code.
Section 3. The City shall retain all previously paid fees necessary to accomplish the
purposes specified in Title 17 of the Redlands Municipal Code.

Section 4. The City shall retain any portion of required improvement security or
deposits necessary to accomplish the purposes Title 17 of the Redlands Municipal Code.
Section 5. The Parcel Map No. 19437 shall be conspicuously designated with the title
"The Purpose of this Map is a Reversion to Acreage."
