GRANT OF ROADWAY EASEMENT
This Grant of Roadway Easement is entered into by and between
Meritage Homes of California, Inc., a California Corporation
and the City of Redlands, a Municipal Corporation (herein "City") duly organized in
accordance with the laws of the State of California.
For valuable consideration, receipt of which is hereby acknowledged
Meritage Homes of California, Inc., a California Corporation
hereby grants to the City of Redlands an irrevocable roadway easement over that certain
real property ("Easement Area"), described on Exhibit "A" and shown on Exhibit "B"
attached hereto, for the following purposes:
A. Right-of-way at any time, or from time to time, to construct, maintain, operate
replace, and renew the roadway described on Exhibit "A" and shown on Exhibit "B", and
appurtenant structures in, upon and across said Easement Area or any part thereof; and
B. Ingress and egress over the Easement Area for vehicular or pedestrian traffic.

EXHIBIT "A"
DESCRIPTION OF PROPERTY
Real property located in the City of Redlands, County of San Bernardino, State of California,
described as follows:
That portion of an unnumbered lot of the map entitled "Subdivision of a Portion of the North 1/2
of the Southeast 1/4 and the South 1/2 of the Northeast 1/4 of Section 16, Township 1 South,
Range 3 West, S.B.M.", as shown on the map filed in Book 13, Page 42, of Maps, in the office of
the County Recorder of said County, more particularly described in that certain Grant Deed,
recorded June 14, 2022, as Document No. 2022-0215201, of Official Records in the office of said
County Recorder, being a strip of land, 40.00 feet in width, the centerline of said strip of land
being described as follows:
Commencing at the Northwesterly corner of said unnumbered lot, also being the intersection of
the centerline of Domestic Avenue, being 40.00 wide as shown on ,said map, and the Westerly
line of said map; thence along the Northerly line of said unnumbered lot and said centerline South
89°44'28" East 237.42 feet to the beginning of a non -tangent curve concave Southeasterly,
having a radius of 300.00 feet, a radial line of said curve to said beginning bears North 19°35'43"
West, said beginning also being the TRUE POINT OF BEGINNING; thence leaving said Northerly
line and said centerline Southwesterly and Southerly 372.09 feet along said curve through a
central angle of 71°03'53"; thence South 00°39'36" East 526.95 feet to the beginning of a curve
concave Northeasterly, having a radius of 300.00 feet; thence Southerly and Southeasterly 84.69
feet along said curve through a central angle of 16°10'28"; thence South 16°50'04" East 100.00
feet to the beginning of a curve concave Southwesterly, having a radius of 300.00 feet; thence
Southeasterly and Southerly 84.69 feet along said curve through a central angle of 16°10'28";
thence South 00°39'36" East 202.58 feet; thence South 05°45'30" West 18.00 feet to the
Northerly Right of Way line of Pioneer Avenue as shown on said map.
Excepting therefrom that portion Tying Northerly of said Southerly Right of Way line of Domestic
Avenue.

The sidelines of said strip of land to be lengthened or shortened so as to originate in said
Southerly Right of Way line of Domestic Avenue and to terminate in said Northerly Right of Way
