A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF REDLANDS
APPROVING A ONE-YEAR EXTENSION OF TIME TO THE EXPIRATION
DATE FOR COMMISSION REVIEW & APPROVAL NO. 949 FOR THE
CONSTRUCTION OF A 48,079 SQUARE -FOOT LIGHT INDUSTRIAL
BUILDING ON 2.56 ACRES LOCATED AT THE NORTHEAST CORNER OF
WEST PARK AVENUE AND NEW JERSEY STREET.
WHEREAS, UCR Group, LLC, has submitted an application for Extension of Time No. 1
to construct a 48,079 square foot light industrial building with ancillary office space on a 2.56-
acre parcel located at the northeast corner of New Jersey Street and West Park Avenue (APN:
0292-153-20-0000) in the Commercial Industrial (EV/IC) District of the East Valley Corridor
Specific Plan; and
WHEREAS, on December 13, 2022, the Redlands Planning Commission held a public
hearing, and adopted Resolution No. 1605 to approve Commission Review& Approval No. 949;
and
WHEREAS, on December 13, 2022, the Redlands Planning Commission adopted
Resolution No. 1606 recommending approval .to the City Council for Street Vacation No. 190 for
the project; and
WHEREAS, Redlands Municipal Code section 18.12.130 permits an applicant to request
a one-year extension of time to extend the expiration date for a Commission Review & Approval,
provided the total number of such one-year extensions do not exceed three; and
WHEREAS, the applicant intends to develop the project approved by Commission Review
& Approval No. 949, and requests the extension to allow more time to secure appropriate funding
and submit construction plans for plan check; and
WHEREAS, following the meeting for the extension of time to Commission Review &
Approval No. 949, the City Council determined that the approval of the requested one-year
extension of time is in the best interests of the public health, safety, and general welfare.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
REDLANDS AS FOLLOWS:
SECTION 1. California Environmental Quality Act. Approval of this Resolution is
exempt from further environmental review pursuant to Section 15061(b)(3) of the State Guidelines
implementing the California Environmental Quality Act, as there is no possibility of any
potentially significant environmental effects as a result of the Extension of Time. Planning
Commission Resolution No. 1605 was adopted on December 13, 2022, and determined the project
was exempt from environmental review in accordance with the California Environmental Quality
Act. There are no changes proposed to the approved project as part of the Extension of Time.

SECTION 2. Approval of Extension of Time. The proposed one-year extension of time
for Commission Review & Approval No. 949 is hereby approved in accordance with Redlands
Municipal Code Section 18.12.130.
SECTION 3. Expiration Date. The new expiration date for Commission Review &
Approval No. 949 shall be December 13, 2025. The project shall remain subject to all original
Conditions of Approval (contained in Planning Commission Resolution No. 1605).
SECTION 4. Effective Date. This Resolution shall become effective upon adoption.
ADOPTED, SIGNED AND APPROVED this 3rd day of December, 2024.
