A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF REDLANDS
APPROVING A ONE-YEAR EXTENSION OF TIME TO THE EXPIRATION
DATE FOR CONDITIONAL USE PERMIT NO. 1187 AND COMMISSION
REVIEW AND APPROVAL NO. 938 TO CONSTRUCT A 181,100 SQUARE
FOOT WAREHOUSE WITH 4,000 SQUARE FEET OF MEZZANINE SPACE
LOCATED ON THE EAST SIDE OF IOWA STREET, NORTH OF ORANGE
BLOSSOM TRAIL AND WEST CITRUS AVENUE AT 350 IOWA STREET
(APN: 0292-15 8-16-0000).
WHEREAS, LBA Realty, LLC ("Applicant"), has submitted an application for Extension of
Time No. 1 for Conditional Use Permit No. 1187 and Commission Review and Approval No. 938 to
construct a 181,100 square foot warehouse with 4,000 square feet of mezzanine space (referred to
herein as the "Project" or "Project Entitlements"). The 9.44-acre project site is located at 350 Iowa
Street (APN: 0292-158-16-0000); and
WHEREAS, on June 13, 2023 the Redlands Planning Commission held apublic hearing, and
adopted Resolution No. 1622 to approve Conditional Use Permit No. 1187 and Commission
Review& Approval No. 938; and
WHEREAS, Redlands Municipal Code section 18.12.130 permits an applicant to request a
one-year extension of time to extend the expiration date for a Commission Review & Approval,
provided the total number of such one-year extensions do not exceed three; and
WHEREAS, Redlands Municipal Code section 18.192.090 permits an applicant to request a
one-year extension of time to extend the expiration date for a Conditional Use Permit, provided the
total number of such one-year extensions do not exceed three; and
WHEREAS, the applicant intends to develop the project approved by Conditional Use Permit
No. 1187 and Commission Review & Approval No. 949, and requests the extension to allow more
time to secure appropriate funding and submit construction plans for plan check; and
WHEREAS, the entitled project was approved with a Mitigated Negative Declaration in
accordance with California Environmental Quality Act (CEQA) Section 15074 of the CEQA
Guidelines, and Section 15162 of the CEQA Guidelines provides for an exemption from further
environmental review for projects that meet the criteria contained in Section 15162(a); and,
WHEREAS, following the meeting for the extension of time for the Project Entitlements, the
City Council determined that the approval of the requested one-year extension of time is in the best
interests of the public health, safety, and general welfare.

NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
REDLANDS AS FOLLOWS:
SECTION 1. California Envirommental Quality Act. The proposed Extension of Time is
exempt from farther environmental review in accordance with Section 15162 of the CEQA
Guidelines. There are no changes proposed to the approved project as part of the Extension of Time.
SECTION 2. Approval of Extension of Time. The proposed one-year extension of time for
Conditional Use Permit No. 1187 and Commission Review & Approval No. 938 is hereby approved
in accordance with Redlands Municipal Code Section 18.12.130 (Conditional Review& Approval
No. 938) and Redlands Municipal Code Section 18.192.090 (Conditional Use Permit No. 1187).
SECTION 3. Expiration Date. The new expiration date for Conditional Use Permit No.
1187 and Commission Review & Approval No. 938 shall be June 13, 2026. The project shall remain
subject to all original Conditions of Approval (contained in Planning Commission Resolution No.
1622).
SECTION 4. Effective Date. This Resolution shall become effective upon adoption.
