Box 670 Upland, CA 91786 Attention: General Counsel QUITCLAIM OF EASEMENT The City of Redlands, a Municipal Corporation duly organized in accordance with the laws of the State of California, for a valuable consideration, receipt of which is hereby acknowledged, does hereby remise, release, and forever quitclaim unto Lewis Development Co. , a general partnership or- ganized and existing under the laws of the State of California, with its principal place of business at 1156 North Mountain Avenue, Upland, Cali- fornia 91786 those portions of an easement for pipeline and right--of--way purposes described in a Grant of Easement recorded May 27, 1980 as instru- ment No. 80-122334, Official Records of San Bernardino County, described below. Parcel designations in this description are the same as those described in the said Grant of Easement. All those portions of Lots 2, 3, and 4 Block 1 and Lots 1, 2, 3, and 4, Block 6 of La Drew Subdivision in the County of San Bernardino, state of California, as per Map recorded in Book 12, Page 44 of Maps in the Office of the County Recorder of said County described as follows: Parcel B A strip of land 54.00 feet wide the centerline of which being described as follows: Commencing at the centerline intersection of Bryn Mawr Avenue and Redlands Boulevard, thence, along the centerline of Redlands Boulevard, N 89°27127" E a distance of 1531.00 feet, thence, N 0132'33" W a distance of 52.00 feet, to the northerly Right of Way line of Redlands Boulevard and the true point of beginning of the centerline of the strip to be described; thence continuing N 0032133" W a distance of 757.83 feet. Parcel C A strap of land 10.00 feet wide the centerline of which being described as follows: Commencing at the centerline intersection of California Street and Redlands Boulevard, thence, along the centerline of Redlands Boulevard, S 89°27'27" W a distance of 494.92 feet, thence, N 0032'33" W a distance of 52.00 feet to the northerly Right of Way of Redlands Boulevard and true point of beginning of the centerline of the strip to be described; thence continu- ing N 0032'33" W a distance of 496.42 feet. Parcel D A strip of land 50.00 feet wide the centerline of which being described as follows: Commencing at the centerline of Redlands Boulevard and Bryn Mawr Avenue, thence along the centerline of Bryn Mawr Avenue N 0°25118" W a distance of 815.59 feet; thence N 89°27'27" E a distance of 35.00 feet to the easterly Right of Way of Bryn Mawr Avenue; thence continuing N 89027127" E a distance of 371.28 feet to the beginning of a tangent circular curve concave to the south and having a radius of 265.00 feet; thence along said curve a distance of 102.42 feet subtending a central angle of 22°08'41" to a point of reverse curvature and having a radius of 698.00 feet; thence along said curve a dis- tance of 295.85 feet subtending a central angle of 24°17'06" to the true point of beginning of the centerline of the strip to be described, a radial line to said true point of beginning bearing S 2040158" E; thence continuing along the curve last described a distance of 238.87 feet subtending a central angle of 19036'28" to a point of reverse curvature and the beginning of a tangent circular curve concave to the south and having a radius of 265.00 feet; thence along said curve a distance of 100.59 feet subtending a central angle of 21°44'53" to a point of tangency; thence N 89°27'27" E along said tangent a distance of 329.44 feet to the beginning of a tangent circular curve concave to the south and having a radius of 886.91 feet; thence along said curve a distance of 429.72 feet subtending a central angle of 27145'39" to a point of tangency; thence S 62046'54"E along said tangent a distance of 194.14 feet to the beginning of a tangent circular curve concave to the southwest and having a radius of 89.7.00 feet; thence along said curve a distance of 145.00 feet subtending a central angle of 9015'43". The side lines of said strip to terminate on a radial line through the true point of beginning and on a lane at right angles to the easterly terminus of said centerline.
