GRANT OF EASEMENTS
(Sewer Line)
TROJAN GROVES, a California general partnership
("Grantor") , for a valuable consideration, the value, sufficiency
and receipt of which is hereby acknowledged, does hereby grant to
the City of Redlands, a municipal corporation duly organized in
accordance with the laws of the State of California ("Grantee" ) ,
the real property in the County of San Bernardino, State of
California, described as follows:
1. PARCEL 1/SEWER EASEMENT. A non-exclusive easement
for the construction and placement of sanitary sewer facilities,
pipelines and right.-of-way purposes, including the maintenance,
repair and use of said facilities and pipelines, and ingress and
egress over that certan ten (10) foot strip of land more
particularly described in Exhil.->it "'A" attached hereto and
CERTIFICATE OF ACCEPTANCE
This is to certify that the interest in real property conveyed to
City_2L_Redlands dated September 18, 1.985
from Trojan Groves, a California general partnership
to the City of Redlands, a governmental agency, is hereby accepted and
the Grantee consents to recordation thereof by its duly authorized officer.

incorporated herein by this reference. Use of such easements
shall not unreasonably interfere with the Grantor's maintenance
and operation of presently existing agricultural facilities or
growing crops.
2. PARCEL 2/TEMPORARY CONSTRUCTION EASEMENT. A non-
exclusive easement for the construction and installation of
sanitary sewer facilities and pipelines, including construction,
excavation and construction ingress and egress over the same real
property described in Parcel 1 above, plus an additional five (5)
feet on either side of the boundary of the Parcel 1 easement. Use
of such easement shall not unreasonably interfere with Grantor's
maintenance and operation of existing agricultural facilities or
growing crops. This temporary construction easement shall
automatically expire upon the completion and installation of the
referenced sanitary sewer line.
3. TERM OF EASEMENTS. The easements granted in this
document shall automatically terminate and revert to Grantor in
the event that the improvements consisting of a sanitary sewer
trunk line, pipelines and related facilities are not fully
constructed on or before June 1, 1987. In the event such
improvements are not constructed by the stated date, the easements
shall automatically revert to Grantor without any action on the
part of Grantor, and thereafter Grantee shall have no further
right, title or interest in the property described herein.
IN WITNESS WHEREOF, this Grant of Easements is made on
this day of .May, 1985.

North one-half of the Southwest one-quarter of Section 15, and that portic
of the South one-half of the North one-half, and the North one-half of the
South one-half of Section 16, Township I South, Range 3 West, San Bernardi
Base & Meridian,lying within the real property describe'd in deed to
Trojan Groves recorded December 7, 1979 in Book 9829, Pages 621-626,

line: the widths of said strip of land being 8.00 feet and 10,00 feet as
designated hereinafter;

centerline of said 10.00 foot strip of land also, being the point of
beginning of an 8.00 foot strip, of land, being 5.00 feet Northerly and

Domestic Avenue (40.00 foot un-named road) as shown on the subdivision
of the South one-half of the Southeast one-quarter of Section 16,
Township I South, Range 3 West, S.B.M. , by map on file in Book 13 of Maps
at page 42 thereof, Records of San Bernardino County, California._
ALSOEXCEPTING THEREFROM that portion lying within State of Highway 30
as shown on right-of-way map No. 196100 on file in the Office of the
California Department of Transportation, District 8.
ALSO EXCEPTING THEREFROM an easement for pipelines and roadways as
conveyed- ,by- Raymond A. Beeler and Florence H. Beeler to Southern
California Edison Company, by deed recorded February 29, 1972, in
