Gentlemen:
The University of Redlands has entered into an escrow
to purchase Lots 1, 2, 3, 20, 215 and 22 of Block "Ell of Lugonia
Park in the City of Redlands, County of Sat Bernardino, State of
California, as per plat recorded in Book 4 of Maps, Page 50,
records of said County, located at the southeast corner of Sylvan
Boulevard and University Street®
The Pioneer Title Insurance and Trust Company of San
Bernardo in a letter dated September 2, 1955, a copy of which
is attached, has called our attention to certain irregularities
with reference to the vesting of title to this property in the
name of the University of Redlands® We refer you to Paragraphs
1 and 2 of the attached letter for further particulars
We respectfully request that in accordance with the
recommendations of the Pioneer Title Insurance and Trust Com-
pany that the City of Redlands execute; and deliver to the
escrow the enclosed quitclaim deed which has been prepared by
the title company, and take such steps as may be necessary to
abandon that portion of the former Sylvan Boulevard as out-
liners. in Paragraph 2 of said letter.

Gentlemen:
Supplementing the Preliminary Report which we have heretofore
furnished you in our above numbered Order., and, in order to answer some
of the questions which have subsequently arisen in connection with this
property and with the property adjoining on the North, we have made a
search of the records in connection with this whole matter, and we wish
to advise the following:
(1) Prior to 1930, the University of Redlands was the owner of
that portion of Lot 32, Block 77, Rancho San Bernardino, Book 7 of Maps,
Page 2, records of San Bernardino County, lying West of Block "All and
North of Block "Elf, Lugonia Park, as per plat recorded in Book 4 of
Raps, Page 50, records of San Bernardino County, and bounded on the West
by University Street. By Deed dated February 20, 1930, and recorded March
3., 1930, the University of Redlands conveyed to the City of Redlands that
portion of Lot 32, Block 77, Rancho San Bernardino., and those portions of
Lots 7, 8, 9, 10 and 13 of Block "All and portions of Lots 5., 6, 7, and
8 of Block "B", Lugonia Park, as per plat recorded in Book 4 Of Maps,
Page 50, lying South of the North line of Sylvan Boulevard as established
by Resolution of Intention No. 484- In as much as the foregoing was a
Grant Deed, and, in as much as no mention was made therein of excepting
any portion of the Blocks lying within Lugonia Park., it would appear that.,
if the University of Redlands should acquire any property lying within
Lot 32 of Block 77 of the Rancho San Bernardino lying South of the North

lire of Sylvan Boulevard as established by the foregoing Resolution, such
property would automatically become the property of the City of Redlands.
In view of the foregoing, it is suggested that the U iversity of Redlands
acquire from the City of Redlands by Quitclaim. Deed all of that portion
of Lot 32, Block 77, Rancho San Bernardi-no, as per p at recorded in Book
7 of daps, Page 2, _.Iyi.ng West of the West line extended Southerly of
Block "Aft, Lugonia Park, as per plat recorded in Book 4 of Maps, Page 50,
records of San Bernardino County, and lying Southerly of the South line
of Sylvan Boulevard as established by Resolution No. 484.

(2) We find no record of Sylvan Boulevard as shown on the Map of
Lugonia Park in Book 4 of Maps, Page 50, records of San Bernardino
County, having been abandoned as a public thoroughfare, and steps should
be taken by the City of Redlands to abando that portion of that certain
40 foot Boulevard lying North of Block tlElr, Lugonia Park, in Book 4 of
Maps, Page 50, which extends from University Street on the West to Cook
Street on the East, as we find no record of this portion of this 40 foot
street ever having been abandoned.) This abandonment proceedings will be
necessary so that whatever title may rest in the City by reason of the
Map dedication gill revert to the respective oi-mers of the property on
each side of the abandoned right of way.
If the foregoing is complied with, we see no reason why we could
not insure the property described in the Preliminary Report which we
have heretofore furnished you, but also that portion of Lot 32, Block 77,
of the Rancho San Bernardino, adjoining this property on the North and
lying South of the South line of Sylvan Boulevard as established by
Resolution 484.
